Hiring: Senior Property Manager / Head of Department

We are seeking an experienced Senior Property Manager to manage and grow a quality residential portfolio of approximately 50 properties within our award-winning boutique agency in South-East Brisbane.
This is more than a portfolio management role. It is a clear pathway to Head of Property Management, with the opportunity to build and lead your own team as the rent roll expands.

The Opportunity
You will take full ownership of an established portfolio, managing all aspects of end-to-end residential property management while contributing to strategic growth.
As our portfolio grows, so does your opportunity as Head of Property Management with the ability to build and lead your own team.
This is a hands-on role suited to a high-performing operator who values structure, compliance and long-term career progression within a boutique environment.
Key Responsibilities
End-to-end residential property management
Leasing, inspections and tenant screening
Lease preparation and renewals
Maintenance coordination
Arrears management
QLD tenancy legislation compliance
RTA bond lodgements
Tribunal preparation and representation
Market appraisals and business development
Strategic rent roll growth
About You
You are experienced, solutions-focused and highly accountable.
You bring:
5+ years’ residential property management experience
Current QLD Real Estate Certificate or Real Estate Licence
Strong knowledge of QLD tenancy legislation
Mediation and/or Tribunal experience
High attention to compliance and detail
Proven ability to work independently
A strong track record of building trusted client relationships
Current Driver’s Licence and reliable vehicle
